Case Study: Commercial Property Property Type: Office

We have a client who owns a substantial office building. In our stewardship of this asset, we have helped to provide alternative lending solutions when required, acquired senior debt refinances, provided Cat A and B funding for a new tenant and provided commercial lease and letting advice on overseen external arbitration rent reviews. We have reviewed leases and cashflow of the asset over time to maximise the value of the asset, helped maximise the extractions for the property owner and ensured both the continued support of debt providers and continued covenant compliance.

Case Study: Commercial Property Property Type: Mixed

We have a client who owns a substantial mixed portfolio of office, retail, and residential property. In our stewardship of this portfolio, we have managed the client’s debt being sold, acquired senior debt refinances (delivering excellent structures in terms of margin, fixed rate structures and debt amortisation profiles), provided funding for improvement works and provided commercial lease and letting advice on overseen external arbitration rent reviews. We have reviewed leases and cashflow of the asset over time to maximise the value of the portfolio, helped maximise the extractions for the property owner and ensured both the continuing support of debt providers and continued covenant compliance.

We have a client who is an experienced home builder who has significant amount of money tied up in WIP and building out a large site. We helped get an alternative peer to peer lender to provide development funding. This borrower was well established and helped use the success of their development to refinance to a lower cost development structure with a senior lender.
